Real Estate Salesperson’s License Requirements
- Must be at least eighteen (18) years old.
- Must have legal presence in USA.
- Must be honest and truthful. Conviction of a crime may result in the denial of a license. Failure to disclose any criminal violation or disciplinary action may result in denial of a license.
- Must complete educational requirements.
- Must pass the State’s qualifying exam.
- Pay a licensing & fingerprint fee.
Salesperson’s Educational Requirements
To qualify to take an examination for a real estate salesperson’s license, an applicant must have completed three statutory (college level) courses. These three courses must include:
- Real Estate Principles
- Real Estate Practice
- One elective
The elective may be selected from the following:
- Legal Aspects of Real Estate
- Real Estate Appraisal
- Real Estate Finance
- Property Management
- Real Estate Economics
- Escrows
- Business Law
- Accounting
- Real Estate Office Administration
- Mortgage Loan Brokering & Lending
- Common Interest Developments
- Computer Applications in Real Estate
Real estate statutory courses must be equivalent to a three-unit semester course or the quarter equivalency completed at an accredited institution of higher learning or equivalent course of study offered by an approved private sponsor approved by the California Department of Real Estate.
California Licensing Requirements
A license is required of any individual who is to be employed as a salesperson under the supervision of a licensed real estate broker. A person who does not immediately intend to be employed by a broker may also obtain a license. A salesperson without an employing broker cannot perform any activities that require a license. The license authorizes real estate activity only if a licensed broker employs the salesperson.
