- Must be at least eighteen (18) years old.
- Must have legal presence in USA.
- Must have two years full time experience as a real estate salesperson or equivalency (See below for equivalency).
- Must be honest and truthful. Conviction of a crime may result in the denial of a license. Failure to disclose any criminal violation or disciplinary action may result in denial of a license.
- Must complete educational requirements.
- Must pass the State’s qualifying exam.
- Pay a licensing & fingerprint fee.
Broker’s Educational Requirements - To qualify to take an examination for a real estate broker’s license, an applicant must have completed eight statutory (college level) courses. These eight courses must include the following five:
- Real Estate Practice
- Real Estate Appraisal
- Real Estate Financing
- Legal Aspects of Real Estate
- Real Estate Economics or Accounting
The remaining three courses may be selected from the following:
- Escrows
- Real Estate Principles
- Property Management
- Real Estate Office Administration
- Business Law
- Advanced Legal Aspects of Real Estate
- Advanced Real Estate Appraisal
- Advanced Real Estate Finance
- Mortgage Loan Brokering & Lending
- Common Interest Developments
- Computer Applications in Real Estate
Real estate statutory courses must be equivalent to a three-unit semester course or the quarter equivalency completed at an accredited institution of higher learning or equivalent course of study offered by an approved private sponsor approved by the California Department of Real Estate.
Equivalency
Equivalency for the two years full-time experience may be a degree (BA or BS in any subject) from a college or university. Courses completed and degrees earned from out-of-country colleges and universities may be acceptable, but have to be evaluated by an accredited foreign credential evaluation service that has been approved by the California Department of Real Estate.
Graduates from law schools recognized by the California State Bar may qualify to take the Broker’s Examination by completing two statutory courses (Real Estate Appraisal and Real Estate Finance).
A licensed attorney from any State in the United States will usually qualify to take the Broker’s Examination without having to take any statutory courses. Simply include a photocopy of the front and back of a current bar card with an application for the Broker’s Examination.
Out-of-state experience can be used to qualify for the Broker’s Examination. You will need to provide the Department of Real Estate with a photocopy of your out-of-state license along with a completed Employment Certification (RE Form 228).
